First build. Licensed-feed rows are sample fixtures. Stripe is in test mode. A card is not charged for real. This app stops at the signed contract.

Starter kit · $250 first month, then $500

A territory, a lead list, and a pitch with your name on it.

You close the owner. You become the named Airbnb co-host. The app drafts the offer and the contract pack. It does not run the house.

The work, in plain language

  • You find the owners and you meet them.
  • You close the contract.
  • You become the named Airbnb co-host.
  • You handle guests, cleaners, and keys with other tools.
  • Income is not guaranteed. A projection in this app is an estimate.

One worked example

A home asking $2,400 a month. Guessed at $180 a night. Not a comp, and not a promise.

Lease

$2,400

$28,800 a year. The rent they set.

Owner net · projection

$2,414.80

Projection at 18 nights. Range $1,583.20 to $2,969.20.

Co-host · projection

$648

Projection. Range $432 to $792.

Assumption: The co-host fee is 20% of Airbnb accommodation revenue: the nightly rate and any extra-guest fee. Cleaning fees, taxes, and deposits stay outside the 20%. The Airbnb columns are a projection, not a promise.

  • At the low occupancy, the owner's estimated net is under the lease. At the base case it is above the lease.
  • At the low occupancy, the 20% is under the $500 workspace. The base case covers the workspace, with a thin margin before your time.
  • The high case is 22 occupied nights. Every Airbnb figure is an estimate.

Two ways in

Unlicensed co-hosts can subscribe only in states where a counsel memo says this exact work needs no license. Licensed agents are the second track, same $500, same offer and pipeline. In a state the memo marks as license-required, only a verified licensee receives leads. A license is not a third source of phone numbers.
